Most window content is written for homeowners. Reasonable, since that’s who typically reads it. But builders, contractors, and renovators make window decisions constantly, at scale, on tighter timelines, and often for someone else’s home. The mistakes look different when you’re specifying windows across a project rather than replacing them once.

Here’s what we see most often, and how to avoid it.
Specifying Before Confirming Rough Opening Dimensions
This sounds basic, but it’s the single most common source of delay and cost overrun on trade projects.
Windows get specified from architectural drawings before framing is complete, or before an accurate field measure has happened. Drawings are aspirational until framing confirms them. Rough openings shift during construction – a stud gets moved, a header gets resized, a plumbing run forces a wall adjustment – and the window order doesn’t reflect it.
The result: windows arrive that don’t fit, and now you’re waiting on a respec while the project sits exposed to weather, or worse, you’re forcing an ill-fitting window into an opening it wasn’t designed for.
The fix is procedural, not technical: confirm actual rough opening dimensions after framing, not before. If your timeline requires ordering before framing is complete (common with long lead times on custom sizes), build in a tolerance conversation with your supplier about what happens if openings shift by more than a few millimetres.
Underspecifying Glazing to Hit Budget, Then Failing Compliance
Value engineering happens on every project. Someone needs to trim the budget, and windows are an easy line item to soften – swap triple glazing for double, drop the second Low-E coating, skip the warm-edge spacer upgrade.
The problem is that on new construction and major renovations in most Metro Vancouver municipalities, BC Energy Step Code compliance isn’t optional. Step 3 and Step 4 requirements specify documented U-factor thresholds for the building envelope, and windows are frequently the component that determines whether the energy compliance report passes or fails.
We’ve seen projects where budget pressure led to a glazing downgrade after the energy model was already submitted, and the as-built didn’t match the modelled performance. That’s not a paperwork problem you fix later – it can mean a failed inspection, a required resubmission, or a change order to bring windows back up to the specified performance.
If budget needs to come out of the window package, take it from frame material, hardware finish, or grille patterns before touching glazing specification on a Step Code project. Glazing is the line item tied directly to compliance; everything else is negotiable.
Assuming Permit Rules Are the Same Across Municipalities

Permit requirements for window replacement generally hinge on whether you’re doing a like-for-like replacement in the same opening or changing size, location, or structural framing. Most municipalities exempt straightforward like-for-like work. But heritage-listed properties, design review neighbourhoods, and flood-risk zones like Richmond can carry additional requirements that aren’t obvious from a standard permit checklist.
Contractors who work primarily in one municipality sometimes carry that municipality’s rules into a project somewhere else without rechecking. It’s a reasonable assumption that turns out wrong often enough to matter. A ten-minute call to the local building department before finalizing a window package is cheap insurance against a failed inspection or a stop-work order mid-project.
Skipping the Three-Layer Installation Sequence
This is where a genuinely good window underperforms, and it has nothing to do with the product.
Proper window installation in BC’s climate requires three layers working together: an interior air barrier, a mid-layer insulation fill, and an exterior weather barrier integrated with the building’s water management system. The full installation process depends on getting all three right, in the correct sequence, with proper integration at each junction.
Foam-only installation – filling the perimeter gap with spray foam and calling it done – skips the air barrier and weather barrier layers entirely. It’s faster. It’s also the single most common cause of thermal bridging, air infiltration, and water intrusion complaints we hear about on projects that used someone else’s windows or someone else’s installation crew.
On renovation work, this also connects to whether you’re doing a retrofit or full-frame installation. The difference between nail flanges and renovation flanges determines which approach is even possible for a given opening, and choosing the wrong flange type for the situation creates problems that don’t show up until the first heavy rain.
Treating Lead Time as an Afterthought
Standard sizes in common configurations typically ship in 4-6 weeks. Custom sizes, specialty glazing, unusual colours, or larger tilt-and-turn systems can run 6-10 weeks depending on complexity.
Projects get scheduled around drywall, flooring, and finishing trades, and windows get treated as a line item that “will be ready by then.” When the order wasn’t placed early enough, or when a mid-project design change required a respec, the whole schedule backs up waiting on windows while every other trade sits idle or reshuffles.
Standard window sizes exist specifically to reduce this risk. Where architectural requirements don’t demand a custom dimension, specifying standard sizes protects your timeline and your budget simultaneously. Reserve custom sizing for openings that genuinely require it, and build realistic lead time into your project schedule from the day you finalize the window package, not the day you need them installed.
Choosing the Cheapest Quote Without Understanding What It Excludes
This affects trade buyers as much as homeowners, maybe more, because contractors are often working to a client’s budget ceiling and the pressure to hit a number is real.
The hidden cost of cheap windows shows up on a timeline that outlasts most contractor-client relationships. Budget windows with weaker hardware, thinner seals, and lower-grade glazing packages tend to fail at the 5-8 year mark rather than the 20-25 year mark quality product delivers. For a contractor, that failure becomes a callback, a warranty dispute, or a reputational problem, even years after the project wrapped.
A complete quote should specify frame material, exact glazing configuration with documented U-factor, hardware type, installation method, and what’s included versus excluded (disposal, trim work, permit handling). If a quote is missing these details, the missing details are usually where the cost was cut.
Assuming Egress Requirements Don’t Apply to a Renovation
Basement finishing, den-to-bedroom conversions, and secondary suite work all trigger the same requirement: any room used as a sleeping area needs a window meeting BC’s egress standards – minimum 0.35 m² clear opening, no dimension under 380mm, sill height no more than 1,000mm from finished floor.
This gets missed on renovation projects specifically because the room wasn’t originally a bedroom, so nobody thought to check whether the existing window qualifies. It often doesn’t. Discovering this at inspection, after framing and drywall are complete, means either accepting a failed inspection or cutting back into finished work to enlarge an opening.
Check egress requirements at the design stage for any room that could plausibly become a sleeping area, even if that’s not its current designation. It’s a five-minute check that avoids a expensive one.
Not Confirming Compliance Costs Before Committing to a Number
Contractors often quote a project total before every specification detail is locked. Reasonable, since clients want a number early. But if window budget gets set before glazing specification is confirmed against energy compliance requirements, there’s a real risk the final specification costs more than what was quoted.
